Malta Means Business

Malta Means Business

"I came into commercial property expecting it to be an extension of residential: same instincts, bigger floor plans. What I didn't expect was how completely different the conversation would be - and how quickly it would become the most interesting work I'd ever done."

When someone buys a home, they're building a life in a place. When a company leases an office, they're making a bet on one. That distinction changes everything about how you advise people. It changes what questions you ask, what you're listening for, and what it means to actually do the job well.

Malta is a place a lot of companies are betting on. Not loudly - Malta has never been loud about itself — but consistently, and increasingly across sectors that would have surprised you five or six years ago. iGaming lit the fuse. They understood early that you could run a serious European operation from here and do it without the overheads of London or Dublin. Others followed: fintech, aviation, fund management, pharmaceuticals, professional services. Businesses that looked at the EU landscape and concluded that Malta offered something the others didn't.

The lifestyle factor gets brushed aside in commercial conversations, but it shouldn't. I've seen it close deals. A senior hire who moves their family to Malta and finds themselves eight minutes from a harbour, with good schools nearby, direct flights home whenever they want them, and winters that don't require a coat — that person isn't leaving in two years. And retained people compound. That's a real competitive advantage, not a soft benefit.

The Real Challenge

I'll say this plainly: good commercial space in Malta is genuinely scarce. The island is small, the planning system is slow, and grade-A offices in the right postcode - Sliema, St. Julian's, Ta' Xbiex, Portomaso - don't come to market often. This isn't an exaggeration for effect. There simply isn't a lot of it.

In practice, that means the companies that end up where they want to be are the ones who moved when something right appeared. I've watched clients spend six weeks deliberating over a space that should have taken two weeks to decide. The building relet. They took something that worked but wasn't quite right - and I've seen that compromise sit with a business for a long time afterwards.

The ones who got what they wanted didn't move carelessly. They'd done their homework before the space appeared. They knew what they needed, roughly what it should cost, and roughly what the alternatives looked like. So when the right property came up, the decision was already half made.

Why Sotheby's International Realty

Malta Sotheby's International Realty operates across two offices — Portomaso and Tigné Point — which between them cover the full sweep of Malta's most active commercial corridors. I'm based at Tigné Point, which puts me at the centre of the Sliema and St. Julian's market on a daily basis. Being there means knowing the buildings, the landlords, the likely supply before it goes formally live, and the recent comparable transactions that tell you whether a price reflects the market or doesn't.

The Sotheby's network adds something I didn't fully appreciate before I started using it. A lot of the companies coming to Malta aren't arriving in isolation — they're expanding, restructuring, opening a new jurisdiction. When that's the case, there's frequently a colleague in the global network who already has context on the company, or who handled their last office search somewhere else. That's useful in a way that's hard to replicate.

More than anything, though, commercial property in Malta is a market where frankness matters. A client asking whether a property is right for their business deserves a straight answer — not an answer designed to progress the deal. That's the kind of agency I try to run. It tends to result in better outcomes for everyone, including, eventually, for us.
