Apartments for rent in Sliema cost from €1,800 to €12,000 a month on our listings, with a median rent of €3,000. Two-bedroom apartments let for a median of €2,700 a month and three-bedroom apartments for €3,200. Three-bedroom homes make up nearly two-thirds of the market and one-bedroom flats under 3%, so most tenants in Sliema rent at least a two-bedroom.
Location moves the rent more than size. At Tigné Point and Fort Cambridge, the managed seafront developments with underground parking, three-bedroom apartments let for a median of €4,000 a month, against €3,000 elsewhere in Sliema. Apartments on the Strand look across the harbour to Valletta, near the Valletta ferry, while Tower Road and Qui-Si-Sana face the open sea and upper Sliema’s inland streets are quieter.
At a viewing, check that the lift reaches your floor, what furniture and appliances are included, and whether the lease includes a garage space, because street parking in Sliema is scarce. Higher floors are brighter and quieter, and south- and west-facing rooms run warm on summer afternoons.
To move in, you pay the first month’s rent in advance, a security deposit set in the lease (one to three months’ rent) and an agency commission of half a month’s rent plus 18% VAT. Water and electricity are billed by ARMS on top of the rent. Ask the landlord to register the number of people living there with ARMS, because an account with nobody registered is billed at the higher domestic rate.
A long let runs for at least one year under the Private Residential Leases Act (Cap. 604). Since 1 September 2024, the landlord must register the lease with the Housing Authority within 30 days of the start date, and Identità asks for that registered lease with residence permit applications. Rent is fixed for the first year and can then rise by up to 5% a year. On a lease of under two years, you can leave after six months with one month’s notice by registered post.
